Worth knowing

Grieve your property taxes every year. It’s a no-brainer.

Nassau will not lower your number on its own. Someone has to ask.

Asking is safe. Your number can go down or stay the same. It cannot go up because you asked.

Questions

Straight answers.

What is a property tax grievance?

It is the application you file to ask Nassau County to lower the assessed value it has on your home. Your tax bill is that assessment multiplied by your district's rate, so a lower assessment means a lower bill. People call it a grievance, an appeal, or a challenge; they all mean the same filing.

Which homeowners can hire us?

Owners of one- to three-family homes in Nassau County. We check that your property qualifies before we take the case.

Can filing raise my taxes?

No. The county can lower your assessment or leave it where it is. It cannot raise your assessment because you filed.

Do I pay upfront?

No. We charge 25% of the first-year tax savings we win for you, and if we win nothing you owe nothing. We invoice once the county confirms a reduction, never before. Pay only after we win.

Can you guarantee a reduction?

No. The county's review commission decides every case, so we quote a range rather than a single number. No firm can promise a result.

Why check every year?

A win does not stay won. Nassau can put an old value back on next year's roll, so we compare each new roll against your last result and tell you when it is worth filing again.
