We check the county's number.
We compare the assessment against recent sales and against homes like yours in Long Beach and its district, and tell you whether there is a case worth filing.
Long Beach sits in the Town of Hempstead, so Nassau County sets the assessment and the county's Assessment Review Commission hears the appeal. We file those appeals for owners of one- to three-family homes.
A home inside the city line is valued by the city and appealed to the city's own board of assessment review, on its own calendar. We do not file those. The homes behind the figures on this page carry a Long Beach mailing address but sit in the Town of Hempstead, which the county assesses. If you are unsure which side of the line you are on, send us the address and we will tell you.
What the county says about Long Beach
Medians across the one- to three-family homes on Nassau County's tentative roll with a Long Beach address, using the county's own assessed values, its own market values and the published tax rates. Your home is not the median, and nothing here is an estimate of what any particular property is worth or would save.
Where the money goes
School tax is roughly four fifths of a Nassau bill, so the district a home sits in does more to set the bill than the town does. Long Beach homes fall into 2 districts.
| School district | Town | Rate per $1 of assessed value |
|---|---|---|
| Long Beach | Hempstead | $20.330 |
| Lawrence | Hempstead | $11.460 |
ZIP codes covered: 11561. The typical home here was built in 1955 and is about 2,290 square feet.
How it works here
We compare the assessment against recent sales and against homes like yours in Long Beach and its district, and tell you whether there is a case worth filing.
You sign an authorization, we file with the Assessment Review Commission, and we follow the case until the county rules on it.
Our fee is 35% of the first-year tax savings we win. If the county grants nothing, there is no fee, and we never bill for a reduction the law gives you automatically.
Nassau can put an old value back on the next roll, so a win does not stay won. Each January we compare the new roll against your last result.
Questions
Nassau County does. The Department of Assessment sets a value for every home in the Town of Hempstead, and the county's Assessment Review Commission hears appeals against it. The village does not set your assessment, and neither does your school district.
The county publishes its tentative roll in early January and the filing window closes in early March. The exact deadline is set each cycle by the Assessment Review Commission, and it has been extended in some years.
Most of the bill is the school district, and Long Beach homes are not all in the same one. The combined rate on a dollar of assessed value differs by district, so two similar homes a few streets apart can pay materially different tax on the same assessment.
